We had a fantastic time at our annual 4th of July party, hosted at our historic 625 Main Street office in Park City. Clients, friends, and family, all decked out in their patriotic attire, packed our offices and enjoyed breakfast and refreshments as the parade made its way down Main Street.

2018 Tour of Utah

The 2018 Larry H. Miller Tour of Utah will take place August 6-12. Host venues for 2018 include St. George, Cedar City, Payson City, Antelope Island State Park, Layton City, Salt Lake City, Canyons Village, Snowbird Resort and Park City.

“This year’s Tour of Utah has some exciting challenges for competitors, which will make it an incredible seven-day battle for fans to watch,” said John Kimball, managing director of the Larry H. Miller Tour of Utah. “It all starts with the stunning beauty along Red Hills Parkway for the Prologue route in St. George. In the next six days, the course averages 7,200 feet of climbing each day to test our international field of riders. This is truly America’s toughest stage race.”

The seven-day, 536-mile route for this summer’s Larry H. Miller Tour of Utah will include nearly 44,000 feet of elevation gain and the brutal Empire Pass climb.

Stage 1, August 7: Cedar City

The race route points toward the sky the following day on stage 1, a 101-mile route that will feature an ascent through the Cedar Breaks National Monument. The stage will have a total of 8,950 feet of elevation gain, starting and finishing in Cedar City.

Stage 2, August 8: Payson City

Stage 2 is an 88.6-mile course that starts and finishes in Payson City and has a climb up Mount Nebo. The peloton will finish that climb at 9,300 feet above sea level and then will navigate a twisty, 22-mile descent back into Payson City.

Stage 3: August 9: Antelope Island to Layton City

Stage 3 is the longest day of the race at 104 miles and starts on Antelope Island, home to hundreds of American bison. After a windswept 7 miles on the Causeway onto the mainland, the race will serpentine through Davis County to the new finish in Layton.

The riders will tackle 10 laps of the 6.8-mile downtown course. This year marks the 11th year Utah’s capital has hosted a stage in the Tour of Utah.

Upon pulling up to this property, one would have to look twice to realize this is 1994 construction in a neighborhood of older homes. A real benefit given the 10′ ceiling heights, modern layout, up-to-date electrical, plumbing, HVAC, en-suite baths, closet/storage galore AND a four car garage! Stage 5, August 11: Canyons Village to Snowbird Resort

Stages 5 will push each rider to the brink. The Aug. 11 fifth stage has three major climbs — Jordanelle Reservoir, Guardsman Pass, and Little Cottonwood Canyon. The peloton will climb 9,975 feet on the queen stage that starts in Canyons Village and ends after 94.8 miles at Snowbird Resort.

Announcing our 2018 Summer Edition of Collections

It can be easy to assume that all real estate brokerages and sales associates are the same.
This edition of our Collections Magazine addresses that notion head-on. As you flip through
these pages, you’ll find a visual representation of how Summit Sotheby’s International Realty
is truly different. These differentiating qualities – items we call our “Passion Points”– are on
display in each and every page.

A highlight of not only our Passion Points, but of this publication, is our team. Designing, developing, and distributing a magazine of this magnitude is no easy feat. Every sales associate and member of our in-house staff, in departments ranging from marketing, photography,
transaction management, legal and operations, contributed in bringing this edition to life. This same team works together, as a single unit, day-in and day-out to provide a luxury real
estate experience to each of our clients, regardless of price point or location of their property.

Mortgage Insurance Going Down:

MGIC announced that it is reducing its borrower-paid mortgage insurance premium rates. The reduction will bring mortgage insurance premium rates on the most popular premium plans down by an average 11%. The effective date for the new rates is June 4, 2018.

An example of how this will affect homebuyers: A borrower with a 638 mid FICO score purchasing a primary single family home for $465,000 with 5% down…

Before June 4th, 2018:

  • Initial MI Rate: 1.61%
  • Monthly MI Payment: $592

After June 4th, 2018:

  • Initial MI Rate: 1.37%
  • Monthly MI Payment: $504

That is an $88/month savings!!

Credit Scores Going Up:

As of April 16th, all 3 of the main credit bureaus (Experian, Equifax & TransUnion) have removed all tax liens from consumer credit reports. Those who had tax liens that were previously dragging their credit down could see improvements of up to 30 points on their credit reports.

11% of the population will see an increase in their credit score, as a result of this action.

Improved credit scores mean better interest rates and loan program options for customers, which gives homebuyers more buying power!

Intercap Lending Mortgage Update – RATES ARE STILL GREAT!

As 2018 started, mortgage rates had held below 4% for 26 straight weeks. The past couple of weeks have seen this stretch come to an end with the average 30-year rate nationwide being in the mid 4% range. This increase in rate is due to China making statements that they are less interested in U.S. Treasuries, along with our own government rebalancing their balance sheets to have less exposure in the bond market. These items combined with the tax and healthcare reform have made for a fairly volatile market.

The good news is that analyst consensus seems to be that the economy is growing, and coupled with lower corporate taxes, many feel that the economy will strengthen even further. Fortunately, rates are still near half their historical average. Rates are still great! There is still time to lock in current rates before they rocket higher.
