Thanks to our Summit Sotheby’s International Realty sales associates for their donations and contributions to #ToolsForSchools. Our company matched their contributions and now $5700 will be used to buy a lot of socks, underwear, and food for students in need!

Ryan Kirkham receives “Realtor of the Year” award from UAR

Ryan Kirkam is the managing broker of the Salt Lake Office for Summit Sotheby’s International Realty and was recently awarded with the “Realtor of the Year” award at the 2017 UAR Inaugural Dinner for his service and dedication to the real estate industry.

Ryan has been a REALTOR® for over 20 years and specializes in single-family homes and investment properties. He is currently serving as the President of the Utah Association of REALTORS® and in 2009, he served as the President of the Salt Lake Board of REALTORS®. He has served on the University of Utah’s Young Alumni Board as well as on the Utah Division of Real Estate’s Broker Pre-license Curriculum Committee. Ryan hold the real estate designations of Graduate REALTOR Institute, e-Pro and Short Sale Specialist.

Salt Lake Vision and the 2017 Downtown Rising Action Plan

Local leaders recently unveiled the 2017 Downtown Rising Action Plan. The progress report and new goals outlined emerging trends and identified key objectives for continued downtown development that imagines a more family-friendly atmosphere with more community-minded amenities, explained Jason Mathis, executive director of the Downtown Alliance.

The Downtown Alliance is a subgroup of the Salt Lake Chamber, Utah’s largest business membership group. This is the second Downtown Rising Action Plan from the group, and the first plan showed success, including the Eccles Theater, Trax to Salt Lake City International Airport, and nearly 10,000 new residential units.

The seven newly announced priorities are: a downtown school; a sports and entertainment district that benefits The Gateway and Vivint Smart Home Arena; a cultural core place-making and programming effort; investment in transportation; a digital media and arts center; reinvesting in Pioneer Park with infrastructure and a public private management plan; and the development of a technology campus.

Downtown Alliance Executive Director Jason Mathis said of the action plan: “It’s simple, it’s straightforward, it’s consensus-based, it’s direct — and, most importantly, it’s changeable.”

Mathis said there is no “order” to the suggestions but that a public market in the Rio Grande neighborhood — known today for the city’s emergency homeless shelter and open-air drug deals made in plain sight of nearby shoppers and business patrons — could be on the immediate horizon.

Whether you’re thinking about moving to Salt Lake City or are a current resident, safety in the city is always an important consideration for homeowners. In a city that is still adjusting to its own growth, violent crime, wildfires, and even earthquakes are all distinct threats for residents. Luckily, all of these threats are manageable with a focus on preparation and planning.

Fire!
Due to the city’s desert climate, Salt Lake City residents face the threat of wildfires, especially during hot, dry summers. Homeowners on the benches of the city’s surrounding mountains face a greater threat due to their proximity to dry mountain grasses. Crime
Salt Lake City is among the most dangerous cities in Utah for violent crime. Although the city is below the U.S. average for murders, it’s well above the national average for robberies, assaults, and thefts. According to a Y2 Analytics poll of Salt Lake residents taken in 2015, residents on the east side of the city felt considerably more safe than residents on the west side and downtown. For cities of a comparable size nationwide, Salt Lake has the third highest property crime rate – most of this can be attributed to the city’s recent growth.

With strong economic growth year after year, Salt Lake ranked #5 in Forbes Fastest Growing Cities 2016. With that increased population comes an increase in crime that the city is still accounting for, with recent pushes for increased numbers in the city’s police force. However, according to the Y2 poll, only 1 in 5 respondents believed crime in the city was “out of control.” Due to Salt Lake’s high property crime rate, it’s always wise to investigate security systems for your house –burglars often avoid homes with security systems.

Earthquakes
Anyone who has lived in Salt Lake City for more than a few years can tell you that the state has been expecting a major earthquake for decades. Experts estimate a substantial chance that there will be a magnitude 6.75 or greater quake will occur in the region in the next 50 years. An annual statewide earthquake drill, the Great Utah ShakeOut ensures that participants are prepared for worst in the event of a major earthquake.

Like any major metro, living in Salt Lake City hosts its own unique safety concerns. But by preparing and planning accordingly, you can significantly minimize your own risk as a homeowner.

What is the difference between modern and contemporary architecture? At their most literal, “contemporary” is the architecture being produced now, the architecture of the moment. “Modern” architecture breaks with the past — specifically the traditional styles of before the Industrial Revolution.

Modern is always forward thinking and innovative as it started as a radical opposition to popular decorative movements of the early 19th century.

Contemporary seems to reflect a catch-all term for any design that is current and not directly referencing historical design styles.

This on-trend style embraces natural materials, lots of light, and indoor-outdoor living.  The once dense and dark mountain cabins have gone away with the advancements in technology, energy performance, and building, which now make it possible to build bigger windows and open up the space inside a home.  

Salt Lake has recently had a resurgence and buyer demand in mid-century modern homes and remodels. Mid-century modern is an architectural, interior, product and graphic design term that generally describes mid-20th century developments in modern design, architecture and urban development from roughly 1933 to 1965. This style reflects structures with ample windows and open floor-plans with the intention of opening up interior spaces and bringing the outdoors in. In this style, you will find post and beam architectural design that eliminated bulky support walls and introduced walls made of glass.
