Wolf Creek Ranch… Seclusion without Isolation!

One can also view the apex of the Snowbird Resort as well as the Mayflower and Deer Crest ski runs at Deer Valley Resort. There are numerous ponds on the ranch that have been stocked with trout as well as one-mile of frontage on the Upper Provo River.

There are many amenities available to Wolf Creek Ranch owners including multiple ponds stocked with trout, fly fishing, an equestrian center, a community center complete with meeting rooms, a full concierge service and multiple trails which can be used for hiking, biking and walking. ATV and horseback riding is available in the warmer months and skiing, snowshoeing and snowmobiling are available all winter long. Wolf Creek Ranch is fully staffed with onsite security, a Ranch Manager and maintenance personnel to keep residents safe and the area beautiful while attending to the needs and concerns of those who live within the Wolf Creek community. Though the Ranch itself offers everything residents may need to enjoy a life of outdoor beauty and privacy, it also happens to be conveniently located along a shared border with the Uinta National Forest and mere miles from Park City’s best ski resorts, restaurants, and festivals.

A Conservation Easement has been created to protect and enhance the conservation values of the ranch.  The easement is managed by Utah Open Lands Trust, a statewide program dedicated to stewardship of large ranches that feature conservation easements.  The Conservation Easement covers 100% of the land, excluding building envelopes, roads and driveways, and common area amenities.  The intent of the Conservation Easement is to protect the Conservation Values of the property such as the natural habitat for native wildlife as well as, ecological, scenic, agricultural, aesthetic and open space values.

Summit Sotheby’s International Realty and its sales associates recently donated $70,000 to local Summit, Wasatch & Salt Lake County charities via its philanthropic 501(c)3 group called “Sotheby’s Cares”.

When you work with Summit Sotheby’s International Realty, you are supporting non-profit organizations in our local community. At the close of every escrow, our sales associates and real estate brokerage firm voluntarily donate a portion of their earnings to local 501(c)3 non-profit charities. We refer to the funds donated as “Sotheby’s Cares.” Through this program and fundraising events like our “Sotheby’s Cares Golf Tournament”, Summit Sotheby’s International Realty provides its agents, as well as clients and vendors, the opportunity to participate in giving back to the local community.

“Thanks to all of our sales associates and vendors, we are thrilled to be able to benefit these 24 local organizations,” Summit Sotheby’s International Realty President and CEO Thomas Wright said.

KPCW Radio is a non-profit, volunteer supported organization whose mission is to educate, inform, entertain and provide access to a diverse community with quality local, national and international programming.

On-air since July 2, 1980, KPCW 91.7 FM reaches 73% of all adults in the Summit and Wasatch counties in Utah at least once a week, 12 times more than any other radio station in the area.  For 55% of the “Wasatch Back” population, KPCW is the “most trusted” news source and serves as the only daily source of local information.

47th Annual Kimball Arts Festival

Summers in Utah are truly one-of-a-kind, packed full with events drawing in visitors from all walks of life. We’re pretty spoiled at Summit Sotheby’s International Realty, with offices all across the state, we have a front row seat to many of Utah’s most sought after events.

Deer Valley Music Festival Highlights!

Typically when we talk about how Summit Sotheby’s International Realty and our agents are different than the competition, we talk about market share, significant sales, and global brand power…

The truth is, one of the biggest differences is our connection to our community, our clients, and our friends. Last weekend, the Summit Sotheby’s International Realty family all came together to enjoy a night out, under the stars at The Deer Valley Music Festival. Agents invited their clients, family, and friends, and our staff rallied together to treat our guest to a VIP experience of all VIP experiences.

Live the Modern Lifestyle!

What is the difference between modern and contemporary architecture? At their most literal, “contemporary” is the architecture being produced now, the architecture of the moment. “Modern” architecture breaks with the past — specifically the traditional styles of before the Industrial Revolution.

Modern is always forward thinking and innovative as it started as a radical opposition to popular decorative movements of the early 19th century.

Contemporary seems to reflect a catch-all term for any design that is current and not directly referencing historical design styles.

Park City is a mecca for “mountain modern” homes by talented modernist architects such as Michael Upwall. Salt Lake has recently had a resurgence and buyer demand in mid-century modern homes and remodels. Mid-century modern is an architectural, interior, product and graphic design term that generally describes mid-20th century developments in modern design, architecture and urban development from roughly 1933 to 1965. This style reflects structures with ample windows and open floor-plans with the intention of opening up interior spaces and bringing the outdoors in. In this style, you will find post and beam architectural design that eliminated bulky support walls and introduced walls made of glass.

The Thin Air Innovation Festival will offer a diverse group of engaging panelists and speakers, networking opportunities and entertainment in the Thin Air Lounge, and an outdoor concert finale, featuring Thievery Corporation at the base of Park City’s Historic Main Street.

With a theme of Innovation in Peak Human Performance, four interactive panels will be held in Park City’s Olympic resort venues on the morning of April 7, moderated by Tiger Shaw, president & CEO of the U.S. Ski & Snowboard Association; Desi Matel-Anderson, CEO of the Global Disaster Innovation Group, LLC; Hoby Darling, president & CEO of Skullcandy, Inc.; and Erik Snyder, CEO of Armada Skis. Panelists will feature thought leaders in human performance and technology including Daniel S. As Seen on JamesEdition.com – Luxury Ski and Mountain Homes: Park City, Utah

Park City Utah’s historic roots have always been mingled with wealth. In the 1860’s, it was a boomtown, as the Wasatch Mountains above Park City yielded over $400 million in silver, and created many millionaires. But these were mining millionaires, not the starched tuxedo and formal dinner types. These were rich overnighters, and with them came bars, brawls and bordellos.

Even in the 1970’s, 110 years later, the Park City population was comprised of miners and their dogs. But in the winter, because of the dry, talcum-powdery snow, skiers and snowboarders of all ages came and left, often in late Spring, when the snow was still falling.  Stein Erickson, a great Olympic skier, made his home here, eventually the US Olympic ski team made their home there, and in 2002, the Winter Olympics were held in the mountains above Park City, thus finally and forever putting this small, often rowdy ski town with silver roots, on the map.

The 2002 Olympics first catapulted Park City’s real estate prices to the upper echelons, as more people saw the town as a world-class ski resort.  And, because of the Olympics, the volume of real estate sales more than tripled, to $2 billion in 2005 from $651 million in 2002, with the average home price rising more than 50%. In 2004, the St. Regis signed a deal to become the town’s first five-star resort with residences, followed by the 2009 opening of the Waldorf Astoria Park City and the 2010 opening of the Montage Deer Valley Resort.

Today, there is great wealth, ski resorts, and luxury gated communities. When we asked a UHNW East Coast land developer and a second homeowner in Park City, why he came to the area in the first place, he said simply, “ Park City has the best snow in the world and is only 30 minutes from the airport — an international airport also. I can fly out from the East Coast early in the AM and by afternoon be skiing at Empire Pass.  And from the West Coast? Two hours. Where else can I do that?”

He is in good company. According to a recent WSJ article, second homes account for some 70% of the current real estate market in the Park City area.

Paul Benson, License Partner and CEO of Engel & Volkers, Park City, agrees. “Now, most of my clients are second home buyers as I deal in price points from 3 million to 40 million with a 4 million dollar average. It is equally spread out from ranches to Deer Valley and the Canyons and our luxury golf communities as well.”

Says Marny Schlopy of Summit Sotheby’s International Realty, “they are getting younger and younger. And often, we don’t get them from their coming to the Sundance Film Festival!  Many second home buyers are now wealthy Gen X-Y’ers who come here during long holiday weekends with family:  like Martin Luther King and President’s Day weekends especially, for skiing and snowboarding.  And why? Because GenX-Yers can work remotely. They can retire, or basically change jobs, and continue their professional lives remotely, as they live in a more outdoor/active environment.

“Further,” she continues, “We are seeing many second home buyers coming here to escape heat. Those from Arizona, Nevada and Florida come here because they like colder winders and cooler summers. Promontory, for example, about 20 minutes – 13 miles — from Park City, is a significant golf course community – three courses, all private, and there are 1,930 units around the courses.  These can be rented out, so many second homers are looking for investment properties now, that they can eventually move to later.”

“The whole issue,” Marny concludes, “is that people – whether first or second home buyers — don’t come to Park City and buy unless they are quite wealthy already.”

Situated near the three major ski resorts, Park City Mountain Resort, Deer Valley Resort and Canyons Resort, are many western-style alpine ski mansions.  Some are log and stone chalets in secluded gated communities – with ski-in ski-out access to the slopes. Amenities include ski prep rooms and après ski indoor pools, steam rooms and hot tubs.

And there are many private gated communities to choose from, all the 2-20M range. Just above Canyons Resort is a private “ski-ranch” called The Colony, with mountain homes on expansive parcels. Home sites average eight acres, leaving plenty of space for separate guest quarters. Nearby, golf communities with top-rated courses exude privilege, comfort and camaraderie. Talisker, a significant resort community, is close to seven ski lifts and Deer Valley’s 99 runs, with access to a 35,000-square-foot spa and an 18-hole golf course at Tuhaye, with a the private golf community and club that surrounds the course.

Other second home communities – and there are many around Park City – Bald Eagle, Deer Crest, High Star Ranch — focus on the multi-generational lifestyle with golf, skiing, tennis and equestrian.

Cheryl Fine-Whitteron, an Engels & Volkers Real Estate Consultant, and who has lived in Park City for nearly forty years, says, “Second home buyers and owners, run the age gamut. I would say mostly younger second-homers purchase for the purpose of having a ski vacation and rental income. They use it during ski season for a week here and there and maybe for a week in the summer. But Boomers who have second homes tend to use them most.

 

“But then, there are those second and third home buyers who purchase as part of an investment portfolio. Yes, of course they love to ski, but they also buy expensive real estate — betting on our  consistently rising appreciation rates.  In the last couple of years anything under $500,000 has been scooped up. Homes in the Park City school district are always in demand and starting prices are currently over $1 million.”

For Brokers who have had personal experience in second home purchases, Park City has two undeniable assets: rising appreciation rates and dazzling beauty. Even if the second homer is not a skier, or outdoors person, he or she will garner beautiful views, cool weather, a sense of community, and a sense of fiscal security. Great value-adds for the second home buyer.

2016 Winter Art Salon Benefit for Kimball Arts Center

The Winter Art Salon is a four-day event that showcases a variety of luxury vendors and highly recognized artists of a wide range of styles. This annual cultural event is a fundraiser for the Kimball Art Center’s events, exhibitions and free art education for children. “This collaboration with Montage Deer Valley is giving us the opportunity to connect locals and visitors with world-renowned artists and their work,” says Robin Marrouche, Executive Director of the Kimball Art Center.

Children and adults alike found inspiration in the various mediums presented. From feather art to giant Lego installations, gold jewelry from Alaska or cashmere from Milan, the Kimball has carefully curated this gathering of artists – all the while surrounded by the elegance and natural beauty of the Montage and Deer Valley® ski slopes.

Attendees of Saturday night’s private client reception had the opportunity to purchase art and luxury handmade goods, with proceeds benefitting the Kimball Art Center. Agents and clients were also treated to discussions and seminars with renowned artists such as Sibylle Szaggars Redford, who grasped the imagination with exotic stories and her stunning mystical expressionist paintings inspired by the Hopi Indians, and R. Nelson Parrish, who spoke of his beautiful outdoor inspired Totem Art.
